Home Buyers Should do Final Walk-through | Tips as to What to Cover

 

Every Homebuyer should do a final walk-through of the home they are buying prior to closing. I tell my clients In Katy TX the walk-through should be done in the late afternoon or evening of the night before closing or on the morning of closing before papers are signed. Sometimes new home builders have their own prefered day and time to do this walk-through. There certainly can be exceptions to the day the walk-through takes place. Seller’s and their Realtor have to be notified in advance as an appointment is needed.  

 

Hopefully the home sellers have moved out before you have to do your walk-through. This walk-through is the buyer's opportunity to check to make sure the home is being left in a condition the buyer's expected with no surprises waiting for them.

 

Here is a list of items to examine and check during this walk-through:

 

  • Check to make sure all agreed upon repairs have indeed been made. I ask seller’s in advance of the walk-through  to send copies of all repair receipts to my clients. Use your executed sales contract and inspection report as a source of what to examine.  

  • Make sure all of seller’s personal possessions and junk have been removed from the home. Hopefully there is no mess for you to clean up.

  • Make sure Heating and AC systems are working. Nothing like moving in to find the AC is not working while the temperatures are in the 90’s plus in Katy.

  • Instruction books and warranties on appliance are available.

  • Check landscaping to make sure no plants or trees have been removed.

  • Look for any personal property seller’s agreed to leave to make sure it is in the home. The refrigerator is not part of a deal in Texas but many times buyers negotiate to have it part of the deal.

  • Screens and or storm doors are in place or are properly stored.

  • Garage door opener and all other remote controls have been left. Test garage door to make sure it works.

  • Run hot water to make sure the water heater is indeed working.

  • Ring door bells and make sure security system as best as possible is still there and can be made functional by your security service provider.

  • Turn on all permanent lights in the home and outside the home.

  • Walk the home to check that all permanent attached items have been left that were not an exclusion item in the contract.

  • Examine the whole property to ensure the whole package has not been changed since your last viewing.

  • Open and close all inside and outside doors to make sure there are no issues. Open and close all cabinets to make sure all are functioning properly.

  • Go into the attic to see if there is water in AC pan or in the water heater pan. Look for anything unusual.

  • Walk into the garage looking for anything which seems unusual or if there is still junk left by sellers.

 

I attend my Buyer’s final walk-through and help them with their inspection. All issues should be noted in writing and brought to the closing.
